Joplings aim is to guide you as a prospective tenant to find your ideal property. We pride ourselves in producing informative property details so that you can feel that you have seen the property before you step foot through the door.

Once you have viewed a property and wish to apply we will reference you through Van Mildert a private company. Each applicant will be required to complete an application form. Once your basic information has been forwarded on to Van Mildert you will be required to complete an online form or receive a telephone call to complete the form verbally.

We recommend that you read our terms and conditions below before applying for the property as your Application Fee is non refundable if you fail the referencing.

Terms and Conditions

Each Tenancy is subject to an Application Fee payable on receipt.

Properties will remain available until this is paid. On completing an application form, please provide identification (driving license/passport/utility bill). Should references be unsuitable or applications withdrawn Joplings will retain this to cover costs.

The completion and submission of an application form does not guarantee the offer of tenancy, this is subject to satisfactory references being obtained.

Unfortunately, Joplings are unable to accept applications from housing benefit applicants and people who are not employed.

A deposit equivalent to one months rent is payable before the commencement of the Tenancy UNLESS STATED OTHERWISE ON THE PROPERTY. The first months rent and deposit must be paid before we will release the keys to the property.

We do not have facilities to take debit or credit cards, and personal cheques are not acceptable therefore, all payments must be made in cash or by bankers draft made payable to Joplings.

Applicants should be aware that in order to satisfy the criteria of our reference agency your gross income should be 2 ½ times the monthly rent and you must be in permanent employment. In addition you must have been resident in the UK for a minimum of six months.

Fee proposal:

£180 inc. vat for maximum of 2 tenants to be referenced

£90 inc. vat for each additional tenants / guarantors

£60 inc. vat for an addendum or updated tenancy agreement

£30 inc. vat for a printed copy of the inventory

£30 inc. vat for late payment fees
