Schedules of Condition
Whether the landlord or tenant has responsibility for repairs and maintenance, a Schedule of Condition records the condition of the property at the commencement of the lease and avoids getting into disputes at a later date. We will survey the property and provide a comprehensive schedule including detailed photographs.
Schedules of Dilapidation
At the end of a lease a Schedule of Dilapidation is drawn up giving details of any repairs and maintenance items which remain outstanding and any unauthorised work which needs to be reverted. We will examine the lease and other paperwork and record any tenant’s obligations which have not been fulfilled. Approximate costings can also be provided. The Schedule forms a basis for negotiating a successful settlement.
