Burnham House is a fine example of Georgian architecture, located in a convenient location close to the market place in Ripon. We were initially instructed to carry out a full building survey on behalf of our clients for the intended purchase of the property. This early involvement allows us to inspect the property at an early stage, making recommendations of potential works that are required and the estimated cost associated with building work.
The property is grade 2 listed, the historical detailing of the property needs to be carefully considered when carrying out repairs, and building works. At Burnham house, the external works involved the roof, chimney stacks, guttering, brickwork repointing.
Internal alterations focused on refurbishment works to bathrooms, en suites and the creation of a gym with showering facilities. This would also provide bedroom and en suite facilities for elderly relatives to stay. The internal alterations were carried out sympathetically to the original house, improving the layout to suit our client’s requirements. Planning permission and listed building consent were approved.
Following gaining the required approvals we prepared a full specification and detailed drawings to form part of the tendering process. We handled the contract administration of the project, selecting suitable building contractors to be considered to carry out the works. Once tenders were returned we assisted our clients with the decision to instruct the contractor. Once the building work commenced on site we worked with the contractor and our client to assist with the administration of the contract, holding regular site meetings, carrying out inspections of the works, agreeing to necessary changes and signing off payment valuations to the contractor. At the end of the project, the works were signed off as complete, with a full handbook provided to our client detailing guarantees and warranties in place, showing as-built drawings for service runs and amended details.
