This project was particularly interesting as it involved the working farm being moved from the centre of the village to the farmland to the south-west of the village. The redundant farmyard and barns created an opportunity for conversion of the barns to 2 new dwellings and the creation of a building plot for a single detached dwelling.

The new farmstead provided an opportunity for the next generation of the family to design and build their new family home, along with the erection of modern farm buildings to increase the capacity of the farm. Some of the original farm buildings were re-erected at the new farmstead.

The new farmhouse and farm buildings had the challenge of fitting into an area of land that had a neighbouring vineyard business who also specialise in weddings. Concern regarding noise potentially affecting the occupants of the farmhouse had to be considered, this was overcome by strategically positioning the agricultural buildings on the site and an acoustic survey and report to check sound levels were not projected to be excessive.

The barns to be converted are located to the rear of the original farmhouse, with the building plot for a new detached dwelling on the land opposite the barns, which formed part of the remaining farmyard and paddock area.

Once planning permission was secured for the building plot, we marketed the plot for sale and achieved a sale for our client following a sealed bid process due to the high level of interest from prospective purchasers.

We have also produced the building regulation drawings and construction specification to ensure compliance with building regulations for the farmhouse and barn conversions. This involves communicating with other consultants, structural engineers, energy assessors.
