The planning system is complicated with proposals assessed against planning policies to determine whether planning permission can be granted. We are able to provide an assessment of the proposed project and give an opinion on the likelihood of planning permission being granted. This is based upon experience in the local area and past success and unfortunately some refusals.

In recent times the government has tried to make the planning system more effective and efficient to speed up the process, with permitted development rights introduced for certain types of building work.

If you are looking to build or extend your property it is likely that you will need to apply for planning permission. There are many online forms to choose from to submit the planning application online through the planning portal. Once the application is submitted, documents can be viewed online by the general public, consultations commence with other local authority departments and partners, along with the general public. The planning officer has to review comments received and make a recommendation based upon the planning policy and legislation applicable to the project.

Once planning permission is granted it can be approved subject to conditions. These conditions are required to be discharged prior to work commences. We are able to assist with discharging of conditions to allow your project to commence.
