Whether requiring the Introduction Only, Full Management service or the Premium Service, Landlords have responsibility for the safety of both their own property and the Tenant during the tenancy.
The following regulations must be adhered to without fail by the Landlord and as Agents, we must ensure that they are carried out.
Gas Safety Regulations, Furniture & Furnishings Regulations & Electrical Safety Regulations, Legionella Risk assessment, Smoke & Carbon Monoxide Detectors
The Immigration Act 2014
The Immigration Act makes provision to prevent private landlords from renting houses to people without status and will prevent illegal immigrants from obtaining driving licenses and bank accounts. The pilot scheme has been running in Birmingham, Wolverhampton, & surrounding areas since December 2014 & will be rolled out across the UK very soon. All Landlords & Agents have a responsibility to ensure that all applicants are vetted thoroughly and have valid passports, visas, work permits, ID Cards etc…If they do not have an Insurance Number it is likely they do NOT have permission to be here in the UK.
Breaches of this can carry up to £3,000 per person over the age of 18 + years.
