Joplings can offer a building survey to suit your needs and budget. We understand buying a house is an expensive process, however it is important to know you are buying a property with no major problems.

We offer three levels of building surveys, the basic survey, RICS Homebuyer Report and full building survey.

All the surveys will aim to pick up the major defects relating to dampness, timber decay and structural movement. The condition of the main elements of the property will be commented upon.

We can also comment upon the purchase price agreed for the property to give you peace of mind you are paying the market value in the current market.

If there are issues you would like to look at specifically we can make a note of this before the survey and comment upon these within our verbal and written report.

We can also provide you with design and construction advice if you plan to carry out an extension, loft conversion, or internal alterations to the property you are buying.

We contact you shortly after we carry out the survey to provide you with our initial feedback and findings of the survey. The written report will follow approximately 5 days later.

The Basic Survey

We will visit the property and inspect the main elements of the property and provide comment upon the condition. We will comment upon any major defects found relating to dampness, timber decay and structural movement.

The Homebuyer Report

Shows the condition of the property, offers guidance to legal advisors,  highlights urgent defects. Provides a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs and on going maintenance advice.

Full Building Survey

Shows the condition of the property, provides detailed commentary of the construction of the property. Defects that are found are detailed and then given an estimated cost to repair the defect found. It will provide an explanation as to how the defect can be repaired offering a solution to the problem. This survey is available for all properties, is normally for larger, older properties or if you’re planning major refurbishment works.
